This Master Planned Mixed-Use development in the Town of Gilbert, Arizona provides neotraditional single family housing, attaching, and multi-family residential options, commercial options, and a transit station for a future commuter rail. Cooley Station will strengthen east valley connections to Phoenix. EPS Group provided surveying, civil engineering, and landscape architecture services. Specifically, Parcels 9, 11, and 17A are part of a 100-acre project located in the heart of Cooley Station. Featuring 576 lots, the project embraces the neo-traditional design, Town Gateway District standards, and Cooley Station Design Guidelines with the integrated planning of three product types. The central park is approximately five-acres with a 7,000 square foot swimming pool featuring a shaded kids play area, an adult lounge, and active swim lanes. The Aquatic Center Club House features a large community room with a kitchen and private patio. The open park boasts a large active turf area, half-basketball, pickleball, horseshoe and bocce courts, a large tot lot, and several ramadas with expanded plazas, seating, and barbecues. The community includes two additional parks that offer tot lots, ramadas, and additional turf recreation space.
