Heron Lakes & TPC Colorado | Berthoud, CO

This landmark ~880-acre master planned golf community is centered on TPC Colorado and built around three scenic reservoirs. Full buildout includes approximately 1,400 units across a mix of custom estate lots, luxury villas, townhomes, and low-maintenance detached homes, plus a 30-acre commercial component. Amenities include an 18-hole championship golf course, a 65,000-square-foot clubhouse with resort-style pool, fitness, dining, roughly 9 miles of maintained trails, and prioritized lake access to the Lonetree Reservoir for boating, fishing and paddle sports. Over 130 acres of the original PUD are dedicated to parks and open space. Multiple metro districts and HOA governance support public infrastructure costs, non-potable water systems, site engineering and landscape design, and architectural controls to ensure cohesive streetscapes and high quality of life.
