The Kensington development, located near Lindsay and Germann Roads in Gilbert was achieved through a Planned Area Development (PAD) Amendment process. The community includes diverse housing choices with three lot sizes, open space, and monumentation at the entry that provides an attractive sense of arrival and pleasant landscape streetscape into the neighborhood. The design of the layout is pedestrian friendly maximizing the accessibility and enjoyment of the three separate open space areas. The interior open space includes active recreation and passive areas that are connected via the trail system within the development. Recreation is a critical element of the project and includes a pool and ramada complex, a welcome amenity for the residents as well as a community gathering spot. The open space areas are spread throughout the project to provide convenient amenity access to each neighborhood and all three major open space areas are linked via street sidewalk connections.
