Altamira PAD, located in Surprise, features a variety of lot sizes in a conventional single-family development. A community theme of contemporary Tuscan accommodates a variety of architectural styles and is consistent with the City’s Tuscan Residential Home Design Guidelines.
Altamira is designed as a walkable neighborhood, where walking and bicycling are viable transportation options via a series of trails and open space that connect all neighborhoods. Development agreements with adjoining properties control the phasing and development of an extensive drainage system traversing the project. The drainage channel open space area will include a trail system with pedestrian access from all parcels. Landscape elements that fit the Tuscan theme will be introduced and repeated along roadways and open space areas to enhance the aesthetic appeal and create a cohesive community and sense of place. Nearly 60 acres of open space, including four park sites, will offer an active lifestyle for residents. EPS is currently working on the final engineering, landscape architecture, and survey after successfully completing the rezoning and preliminary entitlement process.
